Know Where Your Business Property Is Actually Protected

Contractors often move tools and equipment between an office, shop, vehicle, storage location, and active jobsites. A Business Owners Policy may protect certain business property, but that does not mean every tool is automatically covered wherever it travels.

Property kept at your insured business location may be treated differently from tools and equipment that regularly leave the premises. Mobile contractor property may require different or additional coverage.

Tools & Property

Where the Property Is Located Can Matter

Business property coverage within a BOP is generally structured around the insured business and its covered locations. Contractors should pay special attention to property that regularly travels away from those locations.

Office or Shop Property

Furniture, computers, supplies, inventory, and eligible equipment kept at an insured office or shop may fit within the business property portion of a BOP, subject to the policy.

Tools at a Jobsite

Tools and equipment temporarily located at an active jobsite may be subject to different limits, restrictions, or coverage provisions than property kept at the insured premises.

Property in Transit

Equipment being transported in a truck, trailer, or other vehicle may also require specific protection rather than relying only on the property coverage included in a BOP.

Tools and contractor equipment that regularly move between jobsites may be better addressed through available inland marine, contractor equipment, or similar mobile-property coverage.

The appropriate coverage depends on the type, value, ownership, size, and use of the tools or equipment.
Commercial auto insurance generally does not automatically insure the tools inside your vehicle.

A contractor should separately review how tools, materials, and equipment are protected while being transported or stored in a work vehicle or trailer.

Start by identifying what your business owns, how much it is worth, and where that property normally goes during a typical workweek.


Create a Tool List

Make a basic inventory of major tools and equipment, including approximate replacement values.


Identify Where It Travels

Consider whether equipment stays at the shop, travels in vehicles, remains overnight at jobsites, or moves between several projects.


Review Theft Exposure

Ask how your coverage treats theft from vehicles, trailers, storage areas, and active jobsites and whether special conditions apply.


Check the Limits

Compare your current property limits with the amount it could cost to replace your tools and equipment after a significant covered loss.

Location matters. Before assuming your BOP protects a tool wherever it goes, review the policy’s covered property, coverage territory, off-premises provisions, limits, deductibles, and exclusions. Contractors with substantial mobile equipment may need additional coverage.
